Villa in Lurin, St. Barts: a quiet neighborhood between Gustavia and Gouverneur
Lurin in St. Barts: location, Gouverneur beach, roads, fiber and tips for renting or buying a villa, based on local press and the tourist office.
By Sun Beach House

On the road that leaves Lurin and heads down to the sea, there is a moment regular visitors know well. The landscape opens up, the bay appears below, and Gouverneur beach takes shape between the hills. The official website of the French national tourism agency sums up the scene in a single phrase: the drive down to Gouverneur is "de toute beauté", truly beautiful[4].
Choosing a villa in Lurin, St. Barts, means first of all choosing that drive, and what surrounds it: a residential neighborhood on the heights east of Gustavia[1], known for its villas and tropical gardens[1], with no shopping street and no busy waterfront. This guide brings together what official sources and the local press say about Lurin: its location, its nearby beach, its roads and utilities, and what all this means for a stay or a purchase.
Key points
- Lurin is a neighborhood of Saint-Barthélemy on a hill in the south-central part of the island, east of Gustavia, and is among the largest on the island[1].
- The Lurin road meets the road leading down to Gouverneur beach[10], a bay the tourist office describes as calm and framed by hills that have stayed wild[3].
- The Lurin-Gouverneur area was the last one opened to fiber optics, available commercially since September 2025[9].
Lurin, St. Barts: location and character of the neighborhood
Lurin sits on a hill in the south-central part of Saint-Barthélemy, east of Gustavia, and belongs to the Sous le Vent parish[1]. Wikipedia, used here for cross-reference only, ranks it among the island's largest neighborhoods and describes it as peaceful, known for its luxury villas, tropical gardens and views over the Caribbean Sea[1].
This position makes it a neighborhood in between. To the north, Gustavia: from the heights of Lurin, some villas in our catalogue look straight onto the capital and its bay[11]. To the south, Anse du Gouverneur, a neighborhood and beach in the south of the island[5], reached by a road that branches off the Lurin road[10]. Our neighborhood page puts Gustavia about five minutes away by car and Saint-Jean airport about ten[2].
| Landmark | What the sources say |
|---|---|
| Location | Hill in the south-central part of the island, east of Gustavia[1] |
| Parish | Sous le Vent[1] |
| Nearest beach | Anse du Gouverneur, via the road off the Lurin road[10] |
| Gustavia | About 5 minutes by car[2] |
| Saint-Jean airport | About 10 minutes by car[2] |
| Fiber optics | Available commercially since September 2025[9] |
What defines Lurin lies as much in what you won't find there as in what you will. No village center, no row of shops: people come to Lurin to live, and drive down to town or to the beach for a dinner or a swim.
Gouverneur, the neighborhood beach
If you rent a villa in Lurin, your beach is Gouverneur. The Saint-Barthélemy tourist office presents it as a wide beach of pale sand with deep blue water, surrounded by green, undeveloped hills in a preserved setting[3]. It describes the beach as easy to reach, calm, suited to swimming and walking, and notes that parts of it are good for snorkeling when the sea is calm[3].
France.fr, in an article by Aliette de Crozet, adds two details that capture the place. First the sand, deep enough that you have to "lift your knees high" as you walk[4]. Then the legend: the beach is said to hide the treasure of the French pirate Daniel Monbars, who attacked Spanish ships in the 17th century[4]. No source reports any find; it is a story told on the sand, not a fact.
Two practical precautions follow from these descriptions. First, the tourist office highlights the site's preserved nature and mentions no facilities on site[3], so bring water, shade and a picnic. Second, snorkeling is recommended in calm seas[3], so check sea conditions before you go.
Roads, works and utilities: what to know before you stay
Lurin is a hillside neighborhood, and the local press follows the state of its main road closely. Several recent projects have reshaped it.
The Lurin road, a project in several phases
In April 2023, Le Journal de Saint-Barth announced that works on the Lurin road would resume on April 24, presented as a phase 2 with an estimated budget of 1.85 million euros[6]. The program included replacing the drinking water distribution pipe, laying a transfer pipe to the future water tower, burying the overhead Orange network and deploying fiber, adding conduits for electricity and redesigning the road with a new sidewalk[6]. Traffic alternated, with full closures during concrete pouring[6].
It was not the first episode: in July 2022, a section of road no. 54 in Lurin was closed in both directions for a whole morning for concrete works[7].
2026: the final works
At the end of April 2026, Le Journal de Saint-Barth reported that works left unfinished the previous year on the Lurin road would be completed, including the renewal of several utility networks[8]. The same article stated that the replacement of the water network supplying the Lurin reservoir would continue, on the Malennec descent in Public, until October 31, 2026[8].
In practice, for a villa stay in Lurin, a drive may occasionally be slowed by roadworks. If your arrival is tight, our concierge service can arrange your airport transfers around your flight times.
Fiber optics since 2025
Lurin and Gouverneur were part, with Grande Saline and Tourterelle, of the last area to be deployed in 2025, opened commercially in September 2025[9]. Le Journal de Saint-Barth notes, however, that private areas without connection conduits are not yet served, as no one has requested them[9]. If you plan to work from your villa, ask whether the property itself is connected: coverage of the neighborhood does not guarantee coverage of every house.
Renting a villa in Lurin: for what kind of stay?
Lurin suits a stay where you look for quiet and a view rather than a beach at the foot of the terrace. Villas are set on the heights; you reach the sea by car, whether Gouverneur to the south[10] or Gustavia to the north[2].
It is a good choice if you:
- want to dine often in Gustavia without staying there, the town being about five minutes away[2] (our Gustavia guide details what you will find there);
- prefer an undeveloped beach like Gouverneur[3] to a beach with restaurants and sunloungers;
- are looking for a peaceful residential setting, which is what Wikipedia retains of the neighborhood[1].
It is a less obvious choice if you want to do everything on foot: in Lurin, a car or a driver remains essential.
In our catalogue, Blue Swan is a good example of the neighborhood: on the heights of Lurin, four bedrooms, a view over Gustavia and its bay, and a grand piano in the living room[11]. You will find the other houses in the area on our page villa rental in Lurin.
Buying in Lurin: points to check
The neighborhood also attracts buyers. Before committing to a property in Lurin, the sources cited above suggest checking three points:
- Access: the main road went through several phases of works between 2022 and 2026[6][7][8]. Ask about the condition of the road serving the property.
- Utilities: water, electricity and telecoms were largely redone as part of these projects[6][8]. For fiber, check that the plot is actually connected, especially on a private road[9].
- Tax and legal framework: buying in Saint-Barthélemy follows its own rules, which we have detailed in our article on buying a villa in Saint-Barthélemy and in the one on Saint-Barthélemy's tax status.
