The most sought-after Christmas villas in St Barths go fast. Booking timeline, rates and key conditions to know before you sign.

On 31 December 2025, at 3 PM, port officials in Gustavia counted 342 vessels in and around the harbour[3]. The island had never seen such traffic: among those boats, 12 superyachts exceeded 100 metres[3], including the Dragon Fly (142.15 m) and Rising Sun (138 m). That single day, 5,194 people arrived in St Barths by sea[3]. On the hillsides above the port, every villa had been booked for months.

This image tells you everything you need to know about the festive season on Saint-Barthélemy: it is the most intense period of the year on an island with a structurally limited accommodation capacity. Renting a villa here for Christmas or New Year is not simply taking a vacation — it means entering a market where the most sought-after properties are sometimes claimed in January for the following December.

If you are reading this at any point during the year, here is what you need to understand to avoid missing out.

The festive season: a market of its own

Saint-Barthélemy welcomes visitors year-round, but not all seasons are equal. High season runs from December through April[5], driven by a strong flow of American visitors — 55.9% of all tourists in 2023-2024[1] — alongside European guests. In 2024, the island exceeded 312,793 visitors for the year, a 6.8% increase over the previous period[2] and an all-time record.

Within this high season, the weeks surrounding Christmas and New Year's Eve form a far narrower and more competitive window. Demand consistently outpaces supply for a structural reason: Saint-Barths was never designed for mass tourism. Villas are the dominant accommodation type — in 2023-2024, they generated 42.5% of tourist tax revenues[1]. Yet the stock of large villas (10 or more guests) is limited: 84 units for ten persons, 43 for twelve[1].

The result is that competition for the best properties begins long before autumn.

What the festive season means in practice

The festive season is typically defined in St Barths villa rental contracts as the period from approximately 15 December to 10 January. During these weeks, several rules apply consistently across the sector.

A 14-night minimum stay

Most agencies and owners impose a minimum stay covering both Christmas and New Year's Eve[7]. It is generally not possible to rent a villa for just the Christmas week without booking the New Year's week as well.

Significantly higher rates

Prices for villas during the festive period are substantially higher than in the low season. A villa with no view and no pool starts around $10,000 per week[6]. A three-bedroom villa with sea view and pool routinely reaches $50,000 or more[6] for festive weeks. At the high end of the market, Villa Wakeup on Flamands Beach was featured in a November 2023 Robb Report article at $450,000 per week during the festive season[9]. Festive rates are typically described as roughly triple the low-season price[6].

Tourist tax is additional

The Collectivité de Saint-Barthélemy levies a tourist tax at 5% of the net nightly room rate[8], applicable to all tourist accommodation including villas. This is charged on top of the rental price.

The ideal booking timeline

The rule of thumb shared by specialist agencies is straightforward: the earlier, the better.

In practice, established agencies begin receiving Christmas enquiries in January — sometimes from guests who just left the island. By July, the most in-demand villas (sea view, large capacity, discreet location) are typically gone. Repeat guests often hold an informal priority on their preferred property from one year to the next, which tightens the market further.

Booking conditions: what to know before you sign

Rental terms during the festive period are more demanding than at other times of year.

Deposit at booking

A deposit of 50% of the total rental amount[7] is generally required at signing for festive-period bookings, payable within five days of accepting the offer — compared to 30% for standard periods.

Balance due 90 days before arrival

The balance is due 90 days prior to arrival[7] for festive bookings — roughly end of September for a stay beginning 20 December.

Cancellation policy: no safety net

If you cancel 89 days or fewer before arrival, you forfeit 100% of the amount paid[5]. Beyond 90 days, a portion of the deposit may be retained depending on the agency. Travel insurance is strongly advisable.

These conditions are standard in the sector, not exceptional. They reflect the reality of a market where a villa removed from availability at short notice is unlikely to be re-let.

The atmosphere of the festive season in St Barths

Beyond logistics, Christmas in Saint-Barthélemy is a distinctive experience.

The Christmas Village

Each year, the Collectivité organises a Christmas Village on the Gustavia waterfront, typically spread across three weekends in December[13]. In 2024, it was set up at the Wall House museum esplanade, with activities from Friday to Sunday, a Santa parade on 8 December, and a free shuttle from Saint-Jean in the evening[13].

New Year's Eve

The night of 31 December is the year's most intense moment on the island. Concerts are held on the Gustavia quays and fireworks are launched at midnight from several points — including Pointe de Gustavia and the Saint-Jean waterfront near Eden Rock[14]. At sea, the scene is equally striking: for New Year's Eve 2025, 226 superyachts over 78 feet gathered in the waters of Saint-Barths — an all-time record, up 33% from the 170 vessels recorded the previous year[4]. In total, 504 boats were present across the island's territorial waters[3].

The opening of a long season

Christmas leads into the rest of the high season: the Voiles de Saint Barth in April, the Bucket Regatta in March — two events that draw their own clientele of sailors and villa renters. The festive season is not an isolated parenthesis; it opens a five-month sequence of intense activity on the island.

Can I rent just for the Christmas week?
