The first large sailing yachts of the Bucket Regatta arrive from the east, masts taller than the rooftops, and the island shifts pace. It is not a metaphor: it is what we see every year when the calendar takes precedence over the weather. In Saint-Barthélemy, the question is not just where to stay. It is when to come.

2026 brings together four major windows that shape the rental market, a precise seasonal pricing structure, and a tax framework specific to the collectivity. This guide gathers verified dates, the costs that get added to the rent, and the booking timeline we recommend to our clients at Sun Beach House, an independent agency based on the island since 1996.

The 2026 calendar that shapes the rental market

Four events concentrate most of the pressure on villas. The dates below are confirmed by the official organizers.

  • St Barth Music Festival: Friday January 9 to Sunday January 19, 2026, concerts held in the churches of Gustavia and Lorient[3].
  • St Barths Bucket Regatta: Wednesday March 11 to Sunday March 15, 2026, with an optional racing day on Thursday March 12 and the three Bucket Races from Friday March 13 to Sunday March 15[1]. The traditional calendar places the Bucket on the second-to-last full weekend of March[2].
  • Les Voiles de Saint-Barth Richard Mille: Sunday April 12 to Saturday April 18, 2026, race village in Gustavia[7].
  • Thanksgiving: Thursday November 26, 2026, followed by the gradual buildup toward the year-end peak.

Seasonal pricing in St Barth

Seasonality in St Barth is not simply high or low. It breaks down into five operational windows that you'll find in most owners' contracts.

High season runs from December to April, with temperatures between 24 and 28 °C and low humidity[8]. The window from December 20 to January 10 concentrates the year's highest rates, and the most sought-after villas are fully booked months in advance[8].

We do not publish average rates. The range between a two-bedroom villa in the hills of Saint-Jean and an eight-bedroom estate on Pointe Milou is too wide. Figures published by specialized operators run from 3,000 to 15,000 euros per week for standard villas, and from USD 20,000 to USD 50,000 per week for large estates in high season[8]. We prefer to work on personalized quotes, starting from your budget and the feel you are looking for, rather than aligning ranges that don't say much at the scale of a single booking.

What you pay on top of the rent

The headline rate of a villa in St Barth is not the total you'll settle. Three lines are typically added, and the local tax framework is specific to the collectivity.

Accommodation tax: 5% of the rent

The Collectivity of Saint-Barthélemy applies a so-called real accommodation tax, calculated as a percentage of the rent received for short stays (under three months)[6]. The 2026 applicable rate is 5%, in line with current practice on the island. The tax is applied at the rate in force at the time of the stay, not at the date of booking[6].

Agency service fee: 10%

At Sun Beach House, we apply a 10% service fee on top of the rent, which covers coordination with the owner, availability checks and support before and during the stay. This 10% practice is widespread on the island, but we recommend checking it explicitly with each operator.

What is usually included

In most rental contracts in St Barth, the rent covers use of the villa, water, electricity, wifi and end-of-stay cleaning. Premium consumables (fine wines, private chef services, in-villa spa) are billed separately.

Dock duty: a tax context worth knowing

Saint-Barthélemy has held the status of an Overseas Country and Territory (OCT) since January 1, 2012, outside the European Union customs territory[4]. The collectivity applies a 5% ad valorem dock duty on goods imported by sea or air[4][5]. This duty does not directly apply to your rental, but it partly explains why certain imported products cost more on the island than on the mainland — something to plan for if your concierge organizes gourmet supplies or specific products.

Booking timeline: when to lock in your villa

The average lead time to book in St Barth is around 86 days, and rises to more than 120 days for December stays[8]. Here are the windows we recommend.

  • Christmas and New Year peak 2026: 6 to 12 months in advance for the finest villas — meaning summer 2026 if you are aiming for December 2026.
  • Bucket and Voiles weeks 2027: 4 to 6 months in advance, sometimes more for villas geared toward crews and yacht owners.
  • Regular high season (January, February, March outside events): 3 to 4 months in advance.
  • Low season (May to November): more flexibility, shorter stays possible on a case-by-case basis.

One important point: public online availability calendars do not always reflect real availability. A significant share of the market in St Barth is handled off-market, directly between agencies and owners. If you can't find anything online, it doesn't mean nothing is available.

Getting here

The island is only accessible by air or sea, from four main hubs: Saint-Martin (SXM), San Juan (SJU), Antigua (ANU) and Pointe-à-Pitre (PTP). Three options coexist: private flights (plane or helicopter), scheduled flights from these hubs, and private maritime transfers from neighboring islands.

Airport VIP services
